So, in February 2025, the average price for a small summer house with an area of 50-90 square meters in the Moscow region was 3.12 million rubles. Last year, such a purchase would have cost 2.81 million rubles.
This was told by the head of “Tsian.Analytics” Alexei Popov. Slow price growth in the last two years due to the fact that the database of Internet services get better offers, as buyers are more likely to consider the cottage as a suburban property, rather than agricultural support. For new construction, it is easier for them to buy a plot on the land of individual housing construction (IHS) or a dilapidated house in a village, rather than an abandoned or remotely located cottage, Popov said. According to his estimates, the slow price growth will continue in the spring and by the beginning of the season the average cost of such cottages may grow to another 3.20 million rubles.
